How to read it. About 3% of any list does a real estate deal in a year (Redfin turnover rate, a 30 year low, so it is a floor). Of those movers, roughly 15% come back to their old agent on their own if you do nothing (NAR 2025) — that is the left end of the dial, and why the number is never zero. Sliding right is our estimate of what staying top of mind adds. It is a grounded estimate: NAR 2025 found 66% of sellers used an agent they were referred to or had already worked with, so relationships, not cold searches, drive most deals. A database is a mix of past clients, friends and referrals, so 3% is an estimate too, not a headcount, and a warm list runs higher.
